Guest：I cannot rate this place highly enough - it's a beautiful B&B, immaculately presented and spotlessly clean. The bed was comfortable, the shower great and the breakfast delicious. The location is fabulous - walking distance from the train station, to the beach, town and Harbour Arm and the hosts, Leigh & Mark couldn't have been more friendly and welcoming. We will most definitely stay again and 100% recommend it as THE place to stay in Folkestone ??

Guest：This will be a short review. Mark and Leigh have got "it". Just like rare singers, or standup comedians, or Chelsea No 8s: they simply have that magical something that makes this a great place to stay. Everything's been thought of, and the breakfast is great.

Guest：A really nice, friendly central little place with a spacious room and bathroom and a very warm welcome. The hosts were just lovely, the bed comfortable and the location first class. Breakfast was decent. I've stayed in three other hotels in Folkestone and this was much, much nicer than the two bigger places we stayed at and on a par with Rocksalt - which is also nice. I go to Folkestone to see friends a couple of times a year and will certainly go to 10to12 again.

Guest：Mark and Leigh were charming and incredibly helpful hosts. The morning we left they phoned to let me know I had left my handbag hanging on my chair in the breakfast room and when we hurried back to retrieve it (we were leaving on a ferry from Dover) Mark met us in the street helping us save a few vital moments. We really appreciated that but the whole stay was excellent and they were so accommodating. We are in the travel business and we know quality when we see it and they have it in abundance. Thanks again.. .
